New for-sale residential complex coming to Berryessa commercial area

In an area of Old Oakland Road surrounded by business parks, the San Jose Municipal Golf Course and up the street from the county's Road and Airports Department building, new residential is set to insert itself into the mix.

The New Home Co., an Orange County homebuilder, is constructing Orchard Park, 239 single-family attached homes built on 15.9 acres at 1633 Old Oakland Road, south of Brokaw Road.

Kevin Carson, the company's Northern California president, said the project was approved by City of San Jose in 2010 and is expected to open this August. He added the residential complex is close to retail, commercial and office centers including tech campuses, parks and the golf course directly across the street.

"This site makes sense for innovative new homes, and fills a strong need for them," Carson said.

He noted the project is not a transit-oriented development in the traditional sense but will be close to the coming Berryessa BART Station.

"It is also approximately two miles from San Jose International Airport, has easy access to freeways and also convenient access to bus service to get to existing BART stations," he said.

The for-sale Orchard Park project contains three different floor plans -- flats, row towns and court towns.

"The prices for the different product types is expected to begin in the $700,000s," Carson said.

In addition, Orchard Park will include a dedicated one-acre park as well as a two-acre riparian path developed as an extension of the San Jose Coyote Creek Trail.

The project will also feature a bocce ball court, a community room with outdoor seating and dining.

Carson said Orchard Park's grand opening is expected to take place on Saturday, Aug. 23.
