The New Home Company Brings National Award-Winning Approach to its Community Design and Development at Bedford in Corona, California

The New Home Company (NEW HOME, NYSE: NWHM) today announced the selection of the first three builders at Bedford, its thoughtfully designed 275-acre master-planned community in Corona, Calif.

Bedford is a gated community with plans for approximately 1,620 homes. It is the first residential development of this scale to be introduced in Corona in more than 15 years. In addition to serving as the master developer, NEW HOME will be joined by TRI Pointe Homes and Woodside Homes in building the initial neighborhoods at Bedford.

At Bedford, NEW HOME is bringing the same vision and approach to land planning and design that has earned it “Master-Planned Community of the Year” and related architectural excellence awards for The Cannery in Davis, California and McKinley Village in Sacramento.

Bedford is being developed in a scenic location southwest of the Cajalco Road and I-15 interchange on the site of a former lemon grove near the Santa Ana foothills. Construction is now underway on model home complexes and on an array of community buildings and recreational amenities, including more than 50 acres of open space, parks and a vast network of trails. Bedford’s first three neighborhoods are planned to open in the fall of 2018.

TRI Pointe Homes has been selected to build Citron, a collection of 101 row townhomes designed by Woodley Architectural Group. The two-story residences at Citron range from 1,231 to 1,514 square feet with three bedrooms and two and one-half baths. Each plan includes a direct access, two-car garage and an open-concept layout with a great room, dining area and a kitchen island with seating for casual dining. Prices are expected to begin in the low $400,000s.

Woodside Homes is building Nova, 96 single-family homes designed by Bassenian Lagoni and ranging from 1,754 to 2,296 square feet with three to four bedrooms and an option for a fifth bedroom, and two and one-half to three baths with an option for a fourth bathroom.

Nova will offer two-story detached residences with private rear yards in a six-pack motor court configuration. Each plan includes a Great Room and kitchen island with seating for casual dining. Prices are expected to begin in the low $500,000s.

NEW HOME will present Whitney, a neighborhood of 41 single-family detached homes designed by Bassenian Lagoni and featuring 2,771 to 3,327 square feet with four to five bedrooms and up to five baths. The two-story homes will be offered in three plans on spacious lots with views, loggias for seamless indoor/outdoor living and options for multi-generational suites. Prices are expected to begin in the mid $600,000s.

“We are so pleased to have TRI Pointe Homes and Woodside Homes on our team of builders at Bedford,” said H. Lawrence Webb, Chief Executive Officer of NEW HOME. “We’ve been very thorough in our approach to selecting our partners. We are confident that together we will deliver on our vision of creating a community unlike any other in the Inland Empire.”

Bedford will offer a range of amenities to neighborhood homeowners. These include a recreational complex called Hudson House, four conveniently located parks and on-street bike lanes. Open to the public will be a multi-purpose trail along the restored Bedford Canyon Wash, and pathways for walking and cycling.

The Hudson House will serve as the Bedford social hub, featuring three pools, lounge areas overlooking the natural open space, the “Bedford Bar” and a collection of indoor/outdoor spaces for neighborhood events and health and wellness classes.

An estimated 10 acres have been earmarked for new retail, office, entertainment, lodging and other commercial businesses in the Bedford Marketplace. In addition, The Crossings at Corona and The Shops at Dos Lagos, offering the best restaurants, shopping and entertainment, are just minutes from Bedford.

NEW HOME is the managing partner of Bedford’s joint venture ownership entity that has advanced funds to the City of Corona for a new freeway interchange with direct access to a new toll lane, something it believes is unprecedented in terms of a public/private partnership to not only benefit those who choose to live at Bedford, but all residents of Corona. The developer will also integrate additional traffic improvements around Bedford, including the installation of traffic signals at various entry locations.
