OC Register: Ladera Ranch getting its final 8 new homes, starting above $2 million

By Jonathan Lansner

It took 22 years, but Ladera Ranch is getting its final eight homes.

New Home Co. is building the luxury homes at the Sky Ranch Collection near 28 other residences the company constructed within Ladera Ranch’s Covenant Hills village. The ranch is a 4,000-acre planned community that debuted in 1999 in the unincorporated foothills of southeastern Orange County.

The eight new homes will be in the town’s only gated neighborhood and will come with one or two stories, more than 4,500 square feet of living space with up to six bedrooms and seven bathrooms on lots averaging 13,000 square feet. Prices are expected to “start in the low-to-mid $2-millions.”

Ladera Ranch created a mix of housing styles, and when the project began initial homes were listed from $200,000 to $1 million-plus. Its “villages” have settings that vary from urban-like near the main shopping center to traditional suburban streets to mansion-like living, such as the homes now being built by New Home Co.

Local builders are hoping for a sales revival in 2021. Last year, 2,978 new homes sold in Orange County, down 18% from 2019. But it was a lack of product to sell, not the pandemic’s economic wallop, that kept transactions low.
