Builder and Developer: Building a Path Toward a Sustainable Future

As millennials begin to take over the market, Phoenix, Ariz. is a notable city that has seen its housing markets heat up within the last year. Appealing due to the area's affordability and technology, shopping and cultural offerings, it's an ideal location for first-time buyers and young families. The New Home Company has taken note of this growing demand and despite being a newer home builder to the area — the new generation home builder launched operations in Arizona in 2016 — it has ambitiously completed construction on several new housing options within the last year. 

One of its newest projects completed is Mosaic at Layton Lakes, master-planned community in Gilbert Ariz. a town southeast of Phoenix and within its metropolitan area.

Completed in May 2020, the community offers three distinct neighborhoods that include townhomes and flats: Backyard Townhomes, Flats and Row Town-homes. Pricing for the community starts in the high $200,000's, which makes it an ideal price for millennials and first-time home buyers.

Building Energy Efficient Smart Multi-Family Options

The New Home Company has consistently advocated for environmental responsibility and sustainability when it comes to building homes.

Mosaic townhomes and flats are ENERGY Star certified and have an average Home Energy Rating Score (HERS) of 60. As a reference, new homes have an average score of 100, according to the U.S. Department of Energy. Hence, the homes at Mosaic are 40% more energy efficient than a typical standard new home.

Third party certifications also provide an extra touch of security and responsibility as it ensures to homeowners that the energy-efficient requirements listed for certification have been tested and approved. 

"Our industry has such a far-reaching impact on people's lives and the communities they live in that it is incumbent upon our organization to conduct our business in an ethical and sustainable manner," says President and CEO Leonard Miller on the 2019 The New Home Company Sustainability report. 

At Mosaic, the homes include important energy saving features like R-13 Wall Insulation, Low E Windows, a Carrier 14 SEER Air Conditioning System, and a tankless gas water heater.

The New Home "Peace of Mind" Model

In response to COVID-19, The New Home Company has set safety and health guidelines for people who take a home or community tour.

A maximum of three people are allowed to tour in a group and must be 16 years or older. The individuals who participate in the tour may also have to take an onsite health survey. While on the tour people are required to wear masks and practice safe social distancing.

New Home has also added sanitation stations and conducts daily cleanings in the model homes, doing their part to also maintain everyones health.

In the same way the builder is committed to ensuring a safe and health-focused buying experience, it has also implemented wellness features into its homes. Mosaic has EVO home technology which emphasizes touches features such as voice activated lighting, a keyless entry door lock and a Wi-Fi garage door opener.

Smart home features have become increasingly desirable among homeowners. According to a study by the global technology company Xiaomi, 51% of homeowners had purchased at least one smart home device during the COVID-19 pandemic.

Mosaic offers a multitude of additional amenities since it is a part of Layton Lakes. Not only is it adjacent to one of the actual lakes, but it is nearby to several walking and biking paths, multi-use turf fields, tennis and basketball courts and recreation areas. Furthermore, people who live at Mosaic will also have access to the community's gated entrances, tot lot, swimming pool and spa — a wide array of options for people who are spending more time at home. 

As Chairman for New Home Larry Webb shared in the November 2020 B&D Interview it's important to understand homeowner preferences and the way that they live. 

"It's one of the things that's so much fun about our business. Not that there's a pandemic, but trying to understand the implications of that and how people live," says Webb.

In addition to Mosaic, the builder has also finished two other communities in the Phoenix region: Centella in the masterplan of Estrella in Goodyear and Mariposa in Chandler. Centella will offer two-story single-family homes priced at the $200,000s and Mariposa will have townhomes, cluster homes and single-family homes priced from the low $300,000s to low $400,000s with price distinctions between the three neighborhoods.

According to Realtor.com, Phoenix is projected to be the No.6 hottest housing market in the US for 2021. As this area continues to show growth, New Home plans to mirror this demand by opening new homes in the area. 

"We're committed to this market and look forward to continued expansion as we complete our current communities, open new ones and acquire land for future new-home neighborhoods," says Cady in a press release.
